Real Estate Sales in Covington County
Covington County's real estate sales have gone up slightly from last year. Real Estate officials say that local residents have purchased more homes this past year than last year at this time. For the last 365-day period home sales increased to 233 verses 226 last year. The average home sale price has decreased slightly. The average house in Covington County sold for $93,100 this year verses $99,934 last year. Properties are selling for a little less this year and are staying on the market less time as well. For the last 365 days, homes stayed on the market for 179 days compared to 182 days this time last year. In Covington County, the total volume of all real estate transactions including land sales for this year is $62,373,636 compared to $63,176,798 this time last year.
While "new" home sales represent a fraction of the housing market, they have an outsize impact on the economy. Each home built creates an average of 3 jobs for a year and and generates about $90,000 in tax revenue, according to the National Association of Home Builders. "New" home sales have fallen to an all time low. These home builders are struggling to compete against re-sale homes which are also low. Overall, Covington County's real estate market is stable with shown improvement over the past 6 months

Improving you home's Curb Appeal
**REALTORS URGE SELLERS TO MAKE THEIR HOUSES SHINE**
"Do you want to put a sign in your yard, or do you want to sell your house?"
In today's buyer's market, it's up to the sellers to bring out the best in their homes in order to stand out amidst the glut of inventory.. Translation: Refresh or revive a house before it goes on the market.
The house may not be old, but often it can look worn.
My #1 advice: Stand out on the street and look at the house, see what it looks like when somebody pulls up to the house! Are there cosmetic repairs or touchup things that can be done to give the house curb appeal?
My #2 advice: Clean out the gutters. Leakly faucets, running toilets are easy to fix.

Local Realtors see $13.1 Million Increase
By the numbers, 2010 proved to be a good year for real estate in Covington County.
Numbers published in the Covington Association of Realtors’ newsletter showed that sales were up $13.1 million over the previous year.
In 2010, Covington Realtors had 600 transactions totaling $64.3 million, compared to 532 transactions totaling $51.2 million in 2009.

Covington, Alabama Jobless rate @ 2 yr low
Figures released by Alabama Department of Industrial Relations state that Covington County's unemployment rate fell to the lowest point in almost 2 years in December. (Andalusia Star-News, January 22, 2011). Covington County's unemployment rate in December was 8.4 %. Covington County is remains below the national rate and Alabama did see a net increase in jobs over the past 12 months.
