Real Estate Sales in Covington County

Covington County's real estate sales have gone up slightly from last year. Real Estate officials say that local residents have purchased more homes this past year than last year at this time. For the last 365-day period home sales increased to 233 verses 226 last year.  The average home sale price has decreased slightly. The average house in Covington County sold for $93,100 this year verses $99,934 last year. Properties are selling for a little less this year and are staying on the market less time as well.  For the last 365 days, homes stayed on the market for 179 days compared to 182 days this time last year. In Covington County, the total volume of all real estate transactions including land sales for this year is $62,373,636 compared to $63,176,798 this time last year.

While "new" home sales represent a fraction of the housing market, they have an outsize impact on the economy. Each home built creates an average of 3 jobs for a year and  and generates about $90,000 in tax revenue, according to the National Association of Home Builders. "New" home sales have fallen to an all time low. These home builders are struggling to compete against re-sale homes which are also low. Overall, Covington County's real estate market is stable with shown improvement over the past 6 months

Now is definitely the time to buy that dream home, and  take advantage of historically super-low interest rates! Think you won't qualify? You may be surprised! Give us a call here at Outlaw Realty. We are here to help!

Improving you home's Curb Appeal

**REALTORS URGE SELLERS TO MAKE THEIR HOUSES SHINE**

"Do you want to put a sign in your yard, or do you want to sell your house?"

In today's buyer's market, it's up to the sellers to bring out the best in their homes in order to stand out amidst the glut of inventory.. Translation:  Refresh or revive a house before it goes on the market.

The house may not be old, but often it can look worn.

My #1 advice:   Stand out on the street and look at the house, see what it looks like when somebody pulls up to the house!  Are there cosmetic repairs or touchup things that can be done to give the house curb appeal?

My #2 advice:  Clean out the gutters. Leakly faucets, running toilets are easy to fix.

I SAY.... "LETS SELL THIS HOUSE"

First Impressions..Can be Cruical when selling your home

When getting a home ready to be put on the market, it is crucial that home Sellers understand the importance of making a good first impression. While many sellers become overwhelmed with the amount of changes they think must be made before their home is listed, there are only a few areas that really matter.

People decide within 30 seconds of walking into a home whether they might want to buy it, so it’s crucial to make a great first impression.

Understand the 3.8 Percent Medicare Tax

Reminder: Congress imposed a 3.8 percent tax on certain investment income of upper-income households to help shore up Medicare. The tax takes effect in 2013 and has generated considerable uncertainty among consumers and real estate professionals.

WE WANT TO WELCOME OUR NEW AGENT

I would like to introduce my new agent, that has joined the team of Outlaw Realty.

From Delores "Delo" Waller.

After 12 years of visiting Andalusia whenever possible, I fell in love with the area and have made many friends and found it would be a wonderful place to call home . Last January, I realized my dream and I moved here from Lafayette, LA . I feel very fortunate to have such a beautiful place to live and plan a future. I was a top producer in in Lafayette, LA Real Estate for 16 years- real estate is what I do and defines what I can excel in. I attended collage in San Marcos, CA and have lived in New York, Pennsylvania, Virginia and Delaware until returning to Louisiana and my family home there for the past 17 years. Originally from North Carolina's Outer Banks and became a Realtor there specializing in resort properties, So I can appreciate the potential this area has. I am very excited about joining up with Outlaw Realty and I know with MaryAlyce's guidance we will be an award winning team. I very much look forward to working with other members of the Covington County Realtors Association and can assure you that I am a "team player" and someone you can depend on to get the job done. Thank you, Andalusia for your gracious acceptance in making me feel so welcome!
